And among them are a public phone box in Newport Pagnell in Buckinghamshire which leaves users terrified and distressed and a strange presence in one of the Odeon theatres in Bristol, which staff refuse to enter alone.
"And one of the things I love, which has never been done before, is that I have a driver and I ask him and Daniella to just get into the car and drive.
"He will continue along any road or street until I get some kind of spiritual sign and tell him to stop. Daniella and I then get out of the car and go up the garden path of a home and knock on the door and hopefully be invited inside.
"Of course we had refusals, and we respected that."
It is an exciting time for Derek, coming after his departure from the hugely popular Most Haunted.
But is it not daunting to go it alone after years beside Yvette Fielding on Haunted? "No, I was ready to move on," says Derek. "I had been ready for the last two years and felt I had done as much I could on that."
But Derek says that it had nothing to do with his relation-ship with his former copresenter and denies any allegations of a feud between the two.
"I have never had a stand up row with Yvette," he insists. "After I filmed the last Most Haunted Live we chatted for ages, laughing and joking. I was with her and her husband Karl Beattie only the night before last. We do get on.
"On January 27 next year - my birthday - we even plan to do the first Ghost Towns Live which will be great. As with my theatre shows, I thrive on pressure."
