AS a nation, we Brits are obsessed with TV property programmes which all strive to guide us in how to decorate and furnish our own homes to ensure we get the best out of them.

Showhomes and show apartments are an important part of the new homes industry as they give homebuyers the opportunity to view a property and see its potential. So to be successful, they need to set an aspirational standard.

With these factors in mind, Jen Brown, regional sales manager for Bellway Homes West Lancashire has compiled a list of tips to help homebuyers create the professional showhome look in their own property:

* Clear the clutter

We don't always realise how much junk we accumulate over the years so sometimes all we need to give our home a revamp is a major spring clean. Be ruthless, throw away anything that you don't use or that's been stored away for more than 12 months. It will give you a blank canvas to work with before you start to redecorate.

* Use of colour

Colour is the most important part of interior design. It can make or break a room, so it's important to plan carefully before applying. Bright colours can make a large room feel warmer, but in smaller rooms it can be too overpowering. Consult your local library for books about colour therapy, and how to achieve "the feel" you want in each room.

* Accessorise

Accessories can have a huge impact on the overall outcome of a room so don't be afraid to make a statement. Mirrors add space and depth so why not try a large mirror in the lounge and smaller ones dotted throughout the house. Soft furnishings add comfort, texture and colour, while personal ornaments and books make a room feel lived in.

* Use of light

Table lamps, uplighters and spotlights give off small amounts of light and are perfect for creating soft lighting on a winter's day and moodlighting at nightime.

Bedside lights can be stylish as well as functional and can be changed to match the décor of any room.

Traditional ceiling lights are often neglected but a pretty chandelier or lampshade could add the finishing touch to a newly decorated room.

* Flooring

Wooden or laminate flooring looks very stylish but for those with a family, carpet is often cheaper, warmer and more child-friendly.

Authentic ceramic floor tiles may be the latest in kitchen chic, but they can be expensive and lino can look just as good and is easier to clean.

* Storage solutions

Storage may seem boring, but it's the key to keeping your house tidy and remember everything needs a home.

Children's toys can be kept in a fun toy box or ottoman that matches their bedroom.

* Wall hangings

Artwork on your walls gives each room an identity. This is your chance to really express yourself.
